Home Building is a Process

Building your dream home is a process that will take a great deal of time, energy, capital and sweat. But, if done correctly, it will all be worth it in the end. In fact, if you do your homework, partner with the best and are extremely disciplined, you could come out ahead – way ahead in some cases, and have some instant equity when you walk in the door for the first time. That of course, is the goal. So, what are the basics? What are the steps you’ll need to take?

Here are some helpful tips related to home building:

Choosing a Home Design: Probably one of the first steps you’ll need to take. If you’re like a lot of people out there, you can choose a stock plan from the hundreds of books and online sources available. If you want something totally custom, you’ll need to hire an architect. But be sure to take a look at quite a few – you want someone who can clearly design exactly what you are after. Be prepared also to spend more on the architect route.

Selecting a Reputable Builder: This is the step you want to take the most time with. Why? There are good builders and there are bad ones. There are also some truly exceptional ones. These are the firms you want to choose from. You may find however, that they are priced higher than the others or may already have a long waiting list of people who want to use them as well. This may cause you to have to go with another builder. That’s alright, just make sure you do your research and choose a builder with good references and a great track record.

Choosing a Loan Program: There are more people than ever building nowadays. As a result, it’s a competitive marketplace out there for custom home building loans. You need to do your due diligence on all the financing options that are available. The basic idea is that you will need a construction loan for the actual project, and then when that is finished, you’ll need to convert it to a regular mortgage. Look for a construction-to-permanent loan. This type of loan will convert automatically when your home is built, approved and ready for move in.

Building the Home: Next is the actual home building process. This could take as short as 6 months, or as long as two years or more. What determines the actual timing? The approval process probably takes the most time and is the most unpredictable. Whatever you do, be sure you communicate regularly with your builder or contractor. If you do, this process – as well as the building itself – will go much smoother. In terms of the actual steps of construction, pouring the slab and framing will come first. It’s then followed by electrical, plumbing, and HVAC. Next are insulation, windows, doors, and drywall. Last will be the exterior and interior finishes, and then the final walk through.

Of course, there’s a lot more that goes into the home building process. But, this gives you a quick overview, a starting point. Be sure you do lots of research online, and ask questions of other people you may know who built a house. When the time comes to start, you’ll be totally prepared and be well on your way to the home of your dreams!
